Licensed Property Overview

Licensed property such as hotels and pubs are valued in a way which is not
transparent to the rate-payer.   You can see the final Rateable Value as published in the Rating List is but do not know how the figure has been arrived at?

We can help, we have a team specialising in the rating valuation of leisure premises with a large track record of negotiating reductions across from Cardiff to Canterbury and from Northampton to the Isle of Wight.

Initially we would look at your premises and profit and loss accounts from which we will decide if the Rateable Value is excessive.  If appropriate, we will then submit the relevant appeal and then fully discuss the case with the Valuation Office Agency in order to reduce the level of assessment to the correct level of value.

Your business may also have been affected by external factors such as extra competition or physical changes to your immediate neighbourhood such as road closures or building works.  Licensed
properties are sensitive to changes in competition, if you are a hotel and a Trevlodge or Premier Inn has opened in your town you will notice some form of impact in your trading – we can use this
information to negotiate a reduction in your Rateable Value.  It doesn’t matter if you appealed before – contact us and we can quickly establish if you have a good case for a further reduction.

We represent small business with say one location, to large organisations with multiple locations.

Please contact or call us immediately and we can provide you with all of the advice that you will need.

“Thank you for appealing our business rates on our behalf.   Vail Williams dealt with all the negotiations, paperwork and inspections in a highly professional manner. I have calculated that our business rates liability  has been reduced by 21% for five years  due to your determined efforts.   We are highly delighted and it was a pleasure working with you.  Thank you once again  ”
