Offices Overview

Offices are valued at their rental value on 1 April 2008. We base the valuation on your size by calculating the Net Internal Area (NIA). We only value the net usable space as defined by the RICS Code of Measuring Practice. We exclude common/shared areas, corridors, stairs cases and toilets etc.

The value to be applied to each square metre is based on the open market rental value of your office in 2008. The values come from local office market rental evidence in 2008 comprising new lettings, lease renewals and rent reviews. The Valuation Office Agency initially assesses which value is appropriate to you and publishes your Rateable Value in the Rating List. As the appellant we must prove that those values and /or floor areas are incorrect.

To do this effectively you need an expert and evidence, it is our role to do this for you.
